Several factors determine whether repair or replacement is the better choice. Signs you may only need a repair include minor leaks at fittings, a faulty thermostat, or a failed heating element on an otherwise healthy unit. Replacement is often recommended if the tank is leaking, the water heater is near or past its expected lifespan (typically 8–12 years for many models), you frequently run out of hot water, or you see rusty, discolored water. A plumber can evaluate your unit, discuss its age and condition, and help you decide which option makes the most sense long term.

If you notice your water heater leaking, start by turning off power or fuel to the unit. For an electric water heater, switch off the breaker; for gas, set the gas control to “off” or “pilot.” Then shut off the cold‑water supply valve going into the heater to stop more water from entering the tank. Clean up any standing water and keep the area clear. Small leaks from fittings or valves may be repairable, but leaks from the tank itself usually mean the water heater needs to be replaced. Snaking (using a mechanical cable) is effective for breaking through simple blockages or retrieving objects from a pipe. Hydro jetting uses high‑pressure water to scrub the inside of the pipe, removing grease, scale, roots, and buildup along the walls. For recurring clogs, heavy buildup, or long sewer lines, hydro jetting often provides a more thorough, longer‑lasting clean. Tree roots naturally seek out moisture and nutrients in the soil. If your sewer line has small cracks, loose joints, or older clay or concrete sections, roots can find their way in through these openings. Once inside, they continue to grow and can create blockages, slow drains, and eventually break or collapse the pipe. Regular maintenance and inspections are important for older sewer lines or homes with large trees near the sewer path.

A damaged or failing sewer line often shows several warning signs. These can include frequent drain clogs throughout the home, slow draining in multiple fixtures, gurgling toilets, sewage odors inside or outside, and water or sewage backing up into tubs or floor drains. You might also see unusually lush, green patches in your yard, soggy areas, or sinkholes near where the sewer line runs. If you notice any of these issues, a professional camera inspection can help pinpoint the problem.

It is usually best to stop using water if you suspect a main drain clog. Running sinks, showers, toilets, or laundry can cause wastewater to back up into tubs, showers, or lower drains until the blockage is professionally cleared.
